Members who live or board at Casa Zimbabwe also agree to abide to the terms and conditions of the Casa Zimbabwe contract addendum below.

Casa Zimbabwe has gone through many incarnations over the years since its construction in the 1960s as both the first building designed specifically to be a student co-op, and the first in the nation to be co-ed.

Currently, most members have lost count of the number of different lives CZ has led, but it is safe to say that the building, its inhabitants and culture are all undergoing a rebirth of sorts. The newly determined house membership has worked to transform CZ from what it was during a rowdy and somewhat infamous past into a comfortable and friendly place to live for all types of students.

Housing 124 students atop the “Holy Hill” of Berkeley, less than a block north of campus, the building resides in the subdued atmosphere of Northside, surounded by several beautiful churches and seminaries.

CZ has, wholly through the initiative and enthusiasm of its members, completely remodeled the downstairs common area into a multipurpose lounge, which boasts a piano, new pool table and several other enjoyments. Adjacent to this room is the CZ courtyard and garden, with a spectacular view overlooking campus southward. The garden is an excellent place to relax and enjoy the greenery and sunshine, or just relax while you watch the fish in the fish pond. These improvements are only the beginning of a true renaissance in Casa Z’s spirit and community. Come and be part of the experience.

Casa Zimbabwe Contract Addendum & Social Contract for Roof Use

Casa Zimbabwe has two roof deck areas to enjoy:  the “hundreds-wing” rooftop & the “tens-wing rooftop” (the “middle roof” area and all other areas of the roof not designed for safe use are strictly forbidden). The BSC wants to ensure that members use these areas in a responsible manner, and therefore have created this addendum so that each member is aware of and agrees to comply with the rules of the roof use, and also understands the consequences for failure to use the roof in a reasonable manner:

  1. It is a violation to throw anything off of the roof.
  2. It is a violation to have any type of fire on the roof.
  3. Fireworks and firecrackers are illegal, and are not to be used on co-op property.
  4. City of Berkeley quiet hours shall be observed on the roof:  10:00pm – 7:00am.
  5. No amplified music is allowed on the roof deck without appropriate noise permits.
  6. Members agree to comply with all safety notices on the roof, and to stay off of (or out of) restricted areas, including, but not limited to, the “middle roof” and areas not designed for safe use.
  7. Residents will respond appropriately to complaints about noise, whether from house managers, other co-op residents, or neighbors.
  8. It is the responsibility of CZ House Management to enforce these rules, and members agree to comply with all directives of management and will actively assist the managers to ensure the rules are followed by everyone.

House level management is responsible for enforcing all of the rules outlined above.  Violations of sections 4 & 5 above will be handled at the house level according to the established guidelines of Casa Zimbabwe.

Violations of all other sections of the policy above will result in the following penalties:

Initial Violation:

·         If the BSC receives substantiated complaints that these rules have been violated, involved member(s) will be subject to an initial fine of $250 and all other costs that may be incurred by the violation. These fines will be reported to Central Level, charged directly to rental accounts, and will be recorded in the member(s) permanent record.  These members will also be subject to the BSC Grievance Procedure.

·         The house may not cover or otherwise reimburse responsible members for these fines.  Doing so will result in the house fine, outlined below.

·         Members are responsible for their guest(s) behavior, and members will be accountable for any violations of these rules by their guests.

·         If no one is identified as being responsible for the violation, the CZ house account will be charged $2,500. This cost may be passed on to individual members.

Subsequent Violations:

·         If a second violation occurs within the same contract period following an initial violation, the roof where the incident occurred will be shut down for four weeks.

·         Any subsequent violation after the second violation within the same contract period will result in an immediate closure of both roofs for 120 days.

·         However, if, through admission and/or substantiated evidence, specific individual(s) are identified as being responsible for any violations, their violations will not be counted against the house and the individual(s) will be held responsible though the BSC Grievance Procedure.  Violations committed by a group of 7 or more individuals, however, will still result in house fines and/or roof closure, due to the large nature of such a group.

I have read and understand the foregoing contract addendum, and I agree to comply with its terms and conditions.  I further acknowledge that I have received a copy of this addendum for future reference.
